I am a painting contractor and have been since 2001. Make sure the estimate provides in writing: What is EXCLUDED as well as INCLUDED. It should state the manufacturer and type of paint going to be used. Estimate says ALL LABOR AND MATERIALS. My estimates to my customers say "guaranteed coverage" eliminates the conversations of 1 coat vs 2 coat. I have my customers submit colors 5 days prior to start date. Customers need to inform me if they are going to use pure white, dark reds, oranges, and bright yellows they need to inform me in that 5 day window, so I can adjust my pricing for 3 coats. Although this more uncommon now than years past because a lot of paint manufacturers have primer with paint products. Let the contractor know if your doing accent walls. This takes longer to cut in straight lines and it requires the contractor to purchase more paint. If you add anything on the scope of work have the painter write out the description and cost prior to them doing the work. Have the estimate say how many days it will take to perform the work. Ask how many workers will be doing the job. Make sure to enforce that number of workers their everyday until the job is complete. Do not give final payment until you do a final walk through. Walk the job when its almost complete and point out areas that you want fixed prior to the contractors final walk through. Its best to do while the workers are still in that particular area as they will have tarps down and areas covered and it will be easier for them to take care of. Purchase a roll of blue tape and stick it to areas that you want fixed. This is called a punch list.

So sad that Angie's List requires the contractor be notified!! They have lost me as a client. If I'm dissatisfied and want to give an "F" rating (question/workers...I SHOULD NOT be intimidated into passing up an opportunity to explain my experience! There is NO WAY my contractor got an Aplus rating from over five hundred people....so someone was lying....yet I can't report that without the contractor knowing it? REALLY?

I have a Home Improvement/Painting business, and Angie's List always advertises that that everyone is out to get them. Of course there are people who try to take advantage of homeowners My reputation and repeat business is based on word of mouth. Shoddy work is always a way to get put out of business quick. As far as strictly painting, preparation is a big factor in getting a quality paint job. If you don't prepare the surfaces you are painting you are spinning your wheels, and wasting money, no matter what paint you use. Getting a deposit from a customer is beneficial, but not always necessary. Sometimes it is a godsend, when you get stuck by the customer, which has happened to me more than once
Concrete walls must always be prepared before painting, but in some cases previous finishes will also have to be removed so that paint doesn't peel or chip off. Additionally, special sealants, primers and paints may be applied to ensure concrete's endurance in face of the specific elements. Depending on the wall's condition and exposure to the sun, painting professionals will usually estimate between $500 (~250 sq. ft.) and $2,000 (~1,000 sq. ft.), depending on wall area to cover. Jim Clark did an excellent job in preparing concrete porch for painting by sanding, filling in all defects in concrete, adding necessary products to paint to make it non-slippery. The finished job looks great! He pressure washed all of our house as we requested prior to painting shutters, He was very careful to put back everything that had to be moved, etc. Very pleased, and we will call him when we have other projects. Repaint — exteriors especially — before visible signs of wear appear, Bancroft says. Don’t wait until you see peeling or flaking paint. “If I have to spend 40 hours preparing the surface before we can paint, that time is going to result in a lot of extra costs. But if I can spend 10 hours preparing the surfaces to be painted, you’re going to save money,” Freeman says.

Jim is awesome, he did a great job painting my living room, dinning room, and hallways. He also sealed every crack and nail spot in the trim before he painted it. Looks like a new home. My husband and i left to go shopping , came home and he finished painting and even vacuumed the floors. Very professional. I already asked him to give me estimates on other projects i need done. Would highly recommend him to anyone.

To paint a large section without leaving lap marks, roll the nearly dry roller in different directions along the dry edge, feathering out the paint as you go. After completing the entire length of the wall or ceiling, move to the next section and paint over the feathered edges. For the second coat, apply the paint in the opposite direction. This crisscrossing paint application sharply reduces (if not eliminates) lap marks.
Specialty painting by the hour costs between $40 to $50 on average. Paint might range between $75 to $90, costing an additional $40 to $50 per hour. The painter's skill and experience are also determining factors in the cost of specialty painting. While a freelance artist might charge $25 to $30 an hour, a very skilled professional might charge $80 or more. Some painters might also charge $60 or more for a consultation. Trompe l'oeils, in particular, will run on the expensive end of the price spectrum. Return to Top
To win work, contractors generally have to bid against other suppliers. To make an accurate bid, they estimate the time and materials required to complete the job. They measure the area to be painted and discuss the type of finish the customer requires. They assess the quality of the surfaces to work out how much remedial work they must carry out before painting. They might have to remove old paint or wall coverings, or repair cracks and other damage. They also calculate the cost of any essential equipment, such as scaffolding for exterior walls.

We had an absolutely amazing experience getting the interior of our house painted by Color World. Tom was quick to give us his time for a quote and go over all questions we had. Shell was informative and very accurate on helping us choose our colors. They couldn’t have sent a better crew of painters led by Shaun Childers. They have completely changed our lives and made our home something we are proud to show off and come home to. Highly Recommend! Flawless from start to finish! 😁

I have worked with numerous contractors and I believe that Steve is the best overall that I have ever worked with. He was going to be 30 minutes late and he called to inform me of same. He came in and covered every piece of furniture including lamps, pictures, thermostat, and light switches. He fixed the drywall in the ceiling and after he finished painting our ceiling it is now perfect. If I ever need any additional drywall work or painting I will call Steve. His pricing is both fair and competitive.
Our workers will arrive promptly every day to commence the exterior house painting services and make sure to clean up the property at the end of each shift. They model their work after this five-step system that is proven effective:
Stacee, I agree with you completely, from adding water to latex paint to taking whites from job to job. This article makes all painters look like scam artists. You get what you pay for people! There is no denying that there are scammers out there but in my experience, most painters are under paid any ways so if you want a good paint job, you are going to pay for it. If you just want a new color on your walls real quick, and that is what you pay for then that's what you pay for people. Most painters get the crap end of the stick and are left with making an entire house look good when it took a lot more than a painter to build the house in the first place. Good painters do not get enough credit. They are not all scammers who are cutting corners!

I made the HUGE mistake of hiring Certa Pro to do several interior rooms of my house, and remove popcorn ceiling in a bathroom. What a nightmare! They didn't paint any door jams, they broke a cedar window sill-and didn't bother telling me, they gouged a hardwood floor, they never sealed the room that had the popcorn removed--causing white powder to be in all rooms of a 2 story home. I can go on and on. Horrible company

Freshly painted walls often look blotchy. The color is uniform, but the sheen isn’t consistent. This usually occurs over the holes and cracks you patched with a filler or drywall compound. The porous fillers absorb the paint, dulling the surface (a problem called “flashing”). When light hits these dull spots, they stick out like a sore thumb. The smooth patch also stands out in contrast to the slightly bumpy texture of the rest of the wall. A quick coat of primer is all it takes to eliminate flashing and texture differences. When hiring a contractor it is always best to hire one who is personally referred to you by someone you trust. Hiring through ads or phone book is hit and miss. Check with your local paints stores, they know the good guys from the bottom feeders. Go to the stores that sell the high quality paints like Benjamin Moore(nonpareil), Pittsburg, Sherwin Williams or Glidden. Don't go the the big box stores for referrals, the people there don't know squat!
Prep before you paint. Make sure to stock up on all the paint supplies you'll need to finish your project. Get enough tarps to cover all your furniture and electronics. Acrylic paints are water based, so they clean up easily and dry fast. Duct tape always comes in handy. Create your own look by mixing two sheens to stripe the wall with paint, or use large format stencils to create a pattern. We can do your paint project for you or do it yourself. If you need a paint sprayer, you have the option to but also consider renting one from us.

The question, “how is your warranty program funded?” will probably get you some puzzled responses.  The fact is, most contractors have never even considered how to pay the expenses associated with warranty callbacks, and some contractors just seem to vanish when they get a warranty call.  A professional contractor will be preparing for callbacks (they will happen, even to the best contractors) by including a line item in their budget for warranty work.  Ask the question and see what kind of response you get.  Sometimes, how the question is answered is more important than the answer itself!

The last big decision is how to apply the paint. Most pros use paint sprayers because they're fast, but in inexperienced hands a high-powered sprayer can leave drips, thin coats, and a mist that may land on many things other than your siding. If you do hire a painter who uses a sprayer, make sure he is meticulous about removing, covering, or masking off everything in the area that might get hit with overspray: gutters, roofs, windows, shrubbery, walkways, cars—you name it. Home Painters Littleton Colorado
Priming is the application of a base sealer that the paint is then applied to. We will prime with a high-quality sealer. A quality sealer contains a high concentration of resin. It covers up the previous paint job, seals everything in place and provides a fresh surface that the new paint will adhere to. If it is repainting, the walls are likely dusty and will need a chalky wall sealer. This sealer is required because paint cannot adhere to a dirty surface.

Second: all the tricks of the trade in regard to "cheating" customers is for hustlers and cheaters and NOT established businesses. At the end of the project the job should come out looking professionally painted as specified in the contract. A selected color that takes multiple coats that was not calculated by the contractor should cost more money. It's not the fault of the painter.

My husband has been a professional painter over 30 years. He prides himself in his high level of work ethic and customer satisfaction. He stays up to date on techniques and finishes. He gives Very detail and accurate appraisals with contracts. At an alarming rate, as he starts to finish the last day or the day before, the client starts nit picking and being disrespectful towards his work when every day prior to that, they were very pleased, as he request ongoing satisfaction throughout the job. Then they don't to want pay remaining balance, bicker about final cost, or stop payment. He has a crew he has to pay whether the customer does or doesn't honor the contract as well as our own household expenses. Wasted time ,labor, money and effort lost. Now how do we fix this? Remind yourself and clients that a contract is based on honor.

Yes the pricing does change, and quite significantly. I have worked inside the paint industry on counter sales outside sales and application for over 10 years. One thing many people do not understand is, the resins in the paint are more expensive to produce the higher the sheen goes. Therefore the company is at of higher cost making the paint, which in terms they charge more for the paint. I have seen a 15$ variance between flat-semi-gloss it is not uncommon and is not unrealistic to pay more for a higher sheen. Another thing to add is when doing samples on your wall prior to a painter coming is a good idea, however do not do them in huge squares with heavy coats, remember you are just wanting an idea. A lot of times the issue comes up of the paint not covering the sample coats, in fact it is covering quite well, however the paint sample applied is often times much darker than the wall color, creating a contrasting difference from the lighter surrounding wall and the sample placed on the wall. I recommend getting a piece of sheet rock and using it for the samples so you can move around with it etc.

To solidify this response, we have been in business for over 30 years as a painting contractor. We didn't just paint a couple of houses 25 or 30 years ago, we paint approximately 900-1000 painting jobs per year and operate with 40 professional painters doing commercial, residential and industrial painting. This article on behalf of Angie's List is totally asinine! I was under the impression Angie's List was only carrying "legitimate" contractors with established reputations. This article written is primarily referring to bottom feeding, one man band operations, trying to hustle for a paycheck.

Whether interior or exterior, painting projects are home improvement tasks that nearly every homeowner is, at some point, tempted to tackle. Do-it-yourself painting is something many first-timers are more than willing to attempt; however, those who have tried and were disappointed either with the aesthetic or financial results are often more than happy to leave this job to the professionals. There are many things to consider before you decide whether your particular painting project is worth spending money as a professional or DIY investment. Here are a few pointers that may make your options a little clearer.

First off, the picture on the top THAT IS A HOME OWNERS PAINT JOB. If you here a school kid or your neighbor, this is what you get. I was a painting contractor for the better part of 40 years and never saw a PAINTER (even the worst painter) leave a mess like that. Maybe the electrician or the carpenter but, that is not something a painter could even do if they tried.

In my opinion the information on this page should be modified as for the pricing for my area is not correct and the information here could damage the expectations of my or another painting companies pricing. There are too many situations that there is not a way to specify cost prior to seeing the actual house and that information needs to be in big print on this page. Home Painters Littleton Colorado
The only time it's acceptable to mix water in the paint is when you're using a deep or ultra deep base paint to reduce its stickiness, which is rare with new paint technology. Dark primary colors are composed almost entirely of tint that makes it very hard to work with without adding water. (You never use a sprayer and need to thin paint.?) If i was still in the industry I'd take the time to make a better article than this. Take this for a grain of slat. Use a reputable painter or someone you know you can trust or has been referred to you by someone you trust. I wouldn't hire anyone I had to watch like a hawk to make sure they're not screwing me.

Jason and Robin Ward are the owners/operators of the Fort Worth Northwest and Southwest territories. These are some fantastic questions to ask and I particularly like the one that is concerned about safety for the painters. After all, if you have a large home and you’re hiring them to paint the exterior of that home then they’ll likely be on scaffolding. Because of that, you need to make sure that the contractor not only provides appropriate safety training, but has the correct liability insurance as well.
Simple costing techniques, tips on how to survive up against the competition, the big companies with several crews and foremen employed. I don't ever aspire to be that kind of contractor. This is a fresh viewpoint and it gave me so much I am no longer looking for a painter's contracting manual. I found a lot of his times for painting different items to closely match my own. I hired House Painting Inc to paint some new doors, a couple of hallways, and two bedrooms+baths in my house. The project took about 4 days, they even finished everything 1 day early, which was great since I had carpet installers scheduled to come right after them. They have been very punctual, professional, and helpful with things like color selection. They brought and painted a couple of sample colors, which helped in our final choice. The workers were very clean and came every morning on time. Extremely happy with their work and will hire them again for other projects.

we only use the best interior paint which goes further as far as pricing a repaint we charge 2.00 a square foot floor space for walls ceilings and trim .on new construction using the best paint 3.90 per foot floor space that is with 3 coats on all surfaces but as being a professional for 45 years i recommend use a professional so that your paint will last longer and you wont have to pay to have it done more often i do free consulting in these areas i am more than happy to assist you with your projects 864-506-6666 just always remember good paint last longer and use a washable paint your home is your most valueable investment take care of it
I disagree with your criteria to hire a painter. A prompt returned call is nice but does not indicate the quality or fairness of the painter. As far as a written estimate, that should be more of a qualifier for the bid versus an evaluation criterion. I'm not sure one would have favorable results by hiring a painter on this basis. As far as the bidding process, change orders should ONLY be used if the customer requests additional scope (PMP 101). Angie's list should consider asking reviewers if/how much they were told to pay compared with the estimate. Unfortunately, there are a lot of contractors that are unethical and need to be accountable.

When the homeowner is at the point of hiring a painter, they generally will have colors selected or at the very least a color in mind. I always ask for the colors before I bid a job. Dark colors, high sheen colors and specialty finishes require more labor, this drives price. If its not a color change or I'm going over a similar color I give the pricing option of one or two coats. The best advise I can give based on 25 years in the business is to put it all in writing, colors, brands of paint preferred, when the work can be done, who moves furniture and how payment will be handled. I never get up front money. BTW you most definitely get what you pay for with paint. Higher quality products results in and better looking job. Don't be a cheapskate when it comes to paint or the painting contractor.

I live in Fair Oaks and had my entire 2700+ s.f. home with baseboard/crown molding; ceiling and walls to be painted.  A big job.  We got 4 different bids with this one making the most sense.   The job took a bit longer than (by only 3 days) but admittedly we had a LOT of trim work.  The best part and the reason I give them 5 stars - is they showed up on time; kept the area clean and clear..and the guys / crew were the nicest people.  Having people in my house for over a week was comfortable.  I wasn't there on the final day for the walk through but they came  back the next day and finished the minor details  and even left me 4  containers (mine) clearly labeled for any touch-ups i have to do in the future (along with the larger unused portions of paint)

Jim is awesome, he did a great job painting my living room, dinning room, and hallways. He also sealed every crack and nail spot in the trim before he painted it. Looks like a new home. Even if you think you'll probably do the job yourself, it's good preparation to seek estimates from professional home painters, whether your painting the exterior or interior of your home. Then you'll have a financial point of comparison and you may benefit from what a home painting contractor has to say about the condition of your home, color choices and types of paint available. Let the painter make his pitch for a professional job before you decide what to do. You can still opt to do it yourself while having learned something worthwhile.
Not only did they paint our home- they also helped reattach a drain pipe that had partially come off the home, removed a small bee or wasps nest hanging off a side of the roof (this was SO nice of them and totally unexpected), and painted over some railings that were in serious need of TLC but were not included in our quote (we didn't ask for them to be painted when James came to meet with us). David asked my husband first about the railings and only painted them when he gave them the okay- it looks so much better and we appreciated this so much! While the painters were working we also had a termite inspection and contractor come over to look at something in the kitchen- David's team had no problem with this and were very accommodating.
